@Theresa Harris is the student rental harder to maintain? We have the University of New Mexico here and I’ve been thinking a lot about that area. I guess my fear is that I know how I was in college (parties, less responsible, etc) and I would expect more damage than a home rented out to a family with children.

I'll start. I'm 38 and I own 0 properties. I am reading all I can on REI with the goal to buy my first property within the next year. I'd love to be inspired by some of you and your journey.

I’d like to know your age, how many rentals you own, and the type of properties you own? How did you get your start and at what age?

We’ve paid off about 100k in debt since March last year with the goal of becoming debt free by the end of 2021. Recently our interest rates have dropped to 2.7% and 2.34% which comes out to about 2200 a year in interest on about 86k of debt. My thought is that I can pay off the debt, save 20k in about 3-4 months and then get aggressive with real estate, but my fear is that home prices could drop in the mean time and I’ll have nothing to take advantage of this potential event. For example I could buy a 50-60k small unit sometime next year in cash with the money I’m currently putting towards debt. This would be immediate cash flow. I’m a newbie who’s just trying to learn. Newbie here. Both my wife and I have steady jobs and extra cash each month. We’ve been aggressively paying off our student loan debt while investing the minimum to get our companies match. We don’t own a home and pay a very reasonable price in rent. We have about 4500 dollars extra each month. Should we save this amount for a few months with the expectation to invest it if opportunity comes (via stocks or rental property) or should we continue on our path of becoming debt free? This question has been eating away at me. Thanks in advance.
