Post: Small broker vs Big broker

I just passed my real estate exam and I am debating on where to hang my license. I have talked with a few of the big, national, name brand brokers and I had narrowed them down to 2.

Today, I met with the principle broker from a new company that just started 3 months ago. The 2 brokers that started the company have 25+ years of combined experience and are well known in my market. It is the 2 of them and only one affiliate broker at the moment.

I need some advise, would it be better to go with a big broker with set training and name recognition or small broker with direct hands on learning with the start-up broker? Keep in mind, I do plan on moving into investing in the near future.

Has anyone used LendingHome to finance a property? The info they provide seems to make them a really good option but I have never heard of them. I did a google search and did not find much information on them.

I am a newbie to real estate investing. For the past 6 months I have been learning as much as possible when it comes to real estate investing. I'm trying to find the best way to get started and I believe an experienced partner would be best. I would prefer to flip houses but I am certainly open to wholesaling also. I would prefer to partner with someone in the Knoxville, TN area if the partner is not local, I would need the property to be in Knoxville so I can be hands on.

What I have to offer:

$5000 toward any deal we would find

I am starting real estate school next week, so I will have my license and be on the MLS soon.

Already signed with a broker to buy and sell real estate

Knowledge of the Knoxville market

A passion for this business and a need to succeed

Anyone interested or if you know someone that maybe interested, please contact me so we can talk. I'm looking forward to talking with people and to start a great partnership!

Has anyone done or have any opinions on Do Hard Money's Partner with a pro system? I know on some older posts, Do Hard Money has gotten a bad rap. I wasn't sure if anyone had some positive experiences with them. They seem to offer a lot for $197.

Anyone one going to the Knoxville REIA meeting tonight? The topic for tonight is crowdfunding, it sounds like it's going to be a great meeting. If anyone is going, let me know, we can network before the meeting.

Post: Took a leap of faith, need some advice on my next move

I have been on the site for about 9 months now. I had listened to pod casts, read a bunch, and watched some videos. I was in constant sponge mode! I have been interested in real estate for 10+ years and finally found a great resource to learn. However, at Thanksgiving time, I stopped researching and learning because of my 60 hr week job and the holidays.

I had a great "job" for 13 years. It paid well, benefits were good, and it was safe and secure. I say had because this burning desire for real estate was making me crazy, I could't wait any longer, I needed to make the leap.

So 2 weeks ago, I jumped off the cliff of safe and secure and decided it is time, time to go for my dream, my passion. I have since signed up for real estate school beginning in March and I have already affiliated myself with a broker. My plan is to become an agent but also invest. I figured the education of real estate school, the people I will meet as an agent, and access to the MLS will be important.

With all that said, I have about $10,000 that I can use to begin my investment/agent business. My credit is not good and obviously I don't have the secure job anymore (Although I will be working 15-20 hrs a week at UPS plus I drive for UBER about 10 hrs a week). I am asking for some advice/suggestions on what I should do next so I don't have to go back to the "job". I know it can be done and I am willing to put in whatever it takes!
