hello,
if anyone knows of any good property rehab candidates in Florida particularly
Melbourne area (beach side) please let me know.... Me and a partner are looking to do our own. complete rehab and flip or keep as rental depending on location...My buddy owns a company in this area and we just completed our second beach side remodel from 2004 hurricane season.. Complete gutting--roof, dry-wall, floor boards, reconfigured floor plan,and completely updated. Only sub-contracted the mudding, texturing, AC units only, and roof... Could have done the mudding and texturing but why kill yourself?

point is these were homes for customers... we are looking for our own to start... thanks for any good tips..

thanks for your comments... I just had my property inspected and the gentlemen was very pleased... the inspection cost me 100.00... he gave me a short punchlist of things he saw necessary instead of the full fledged deal...that is why it was only 100.00. I plan on living in this house while making plans to devlelop the property that it sits on. i got the inspection in case things do not go as plan and i end up reselling the house. I will be keeping in touch with everyone on this forum as the things fall into place... Now i just have to get ready for business in '06 and by next year at this time i will be in the process of excavating or better yet building... Hell i might still be submitting plans at this time next year, but atleast there is light at the end of the tunnel.... Having goals really give you motivation and drive....

not exactly sure yet... Right now i am considering a property that is in a good location and is zoned commercial. I would plan on building on this property in the future.

hey everyone...
i own a small business in decorative concrete and pavement marking.... I started in pavement marking and diversified into decorative concrete.... The pavement marking means we lay out parking lots and roads.... This business is nice because i am networked with 4 asphalt companies that feed me work... We basically get them paid since all pavement marking is included in their contracts and it is the finishing touch of their job.... The only downfall is that i sometimes have to wait 60 days to get paid... Last year i decided to diversify and start installing decorative concrete overlays as i knew there was a great demand for this trade...Patios, interior floors, garages, basements, pool decks, and foundations are all candidates for cement overlays....

So i have one competent worker and one laborer that i can rely on for pavement marking while me and one laborer install the concrete overlay... Then on bigger projects we combine crews...

this is probably more than what you wanted to know but there it is

is my above post a smart move or not.???... Worse case scenario.. if i do not build on the property and in one year i decide to sell do you think i will lose any money... i know this all depends but please give your best judgment. just remember i live in Cleveland..

i think you have a point....i will keep my eyes and ears open on what my market niche is.... ofcourse i am not ready to start buying homes and trying to make a boat load, but eventually when i find the right deal i will be ready.. at least i hope.

This seem like a lot i know....
yes it is a fantastic location, and yes it will be big enough for me in the future. I do not care too much to get really big as a company... I can do very well with three-four emplyees... I want to run my business and slowly get invloved in real estate.... This way i hope to eventually i can be in a position to run my business because i want to not becauser i have to...

I really see a need for contractor shop space... There a lot of guys like me out there that work out of ministorage units... No electric, no water, and no heat... Just good old storage space... It is very difficult to find space that allows for you to pull your truck and what ever else in to work on it, load materials, etc. I am talking small units between 700 square ft. to 4000 sq. ft.
I could be wrong but i know how hard it was for me to find especially in a good location... I hope what i am thinking of is feasible.... I think the first will be the hardest...
I like your idea about giving a tenant a discount for upkeep. Makes great sense.... you know, sometimes i get a little discouraged because i feel like all i do is work... I have a business degree and i am out there doing the blue collar thing... Real estate gives me some peace of mind for the future... it sheds some light at the end of the tunnel and makes feel like there is a rewarding reason.
