Thanks for the advice Franky. That is a tough lesson to learn. I was under the impression that it didn't matter how many pulls you did as long as they all were done within a short time period.. Great to know!

Hi @Stephanie P.,

Her credit score is between 640-650 as of last month. Will that have a severe impact on our interest rates?

Thanks @Matthew Paul, We are relying more on her income and my credit score which made me think we needed to be together. I also appreciate the "I do" advice.

Thanks @Jai Sookhakitch, Her credit score is low due to an error on her credit report (which is in the process of being disputed) and the lack of credit history. We had thought of doing a live in flip, and are currently discussing the possibilities. I'll be honest hard money makes me nervous for my first flip, but I may DM you in the future when we are ready to pursue that route.

Thanks for your advice @Chris Parrish. We both have steady jobs over the past 2 years (mine about 1.5 years). However, she brings in the better salary, almost twice of mine at the moment, but I have the better credit score. That's where I wasn't sure if each of us balances each other out at the moment. We are in the process of building her credit.

Hello, My name is Ryan and I am new to BP and real estate investing. I having been doing a lot of reading and listening as I prepare to begin my investing career in Portland, OR. Our plan is to buy and hold while "house hacking" for a few years. I want to get involved as quickly as possible due to the appreciation run Portland is currently going through. I will be buying my first home with my fiancé who does not have the greatest of credit scores. My question is should we hold off getting preaproved to try to raise her score, or will her credit score not matter much if I cosign with a much better score in the 720 range? Any thoughts are appreciated. Thanks, Ryan
