Looking for smaller deals I buy myself (Less than $1M) and medium sized deals I can Syndicate (Less than $6M). C+ to B+ buildings with value add potential. What kind of CAP rates can I expect in these areas?

Thank you Robert. I guess I should have mentioned, I am looking for multifamily commercial. One of my concerns with Dayton is the slow population decline since 2010. How do you think that is effecting the local market?

I have certain criteria that I use when I am looking at an area and one of my criteria is population growth. From what I can tell, both Akron and Canton are experiencing population decline. I don't think those areas are what I'm looking for. Probably best to stick to the major cities in these areas.
