A good trim guy could fix them it may be cheaper just to fix for now but I think in the long run new cabinets would be better. As a contractor I hate putting bandaids on things that just needs replaced.

@Shawn Ackerman I am in North East Ohio. Why do you say it's a good mind. My thoughts were to buy and hold multi-family homes. I been in remodeling all my life I am 41 now. I am trying to learn more on the financial end of things. My bank will only loan 90k with 20% down do to debt ratio.
Then once I have one going how would I be able to do another?

I have been on NO for a year now. I have 12k saved and want to get in on rentals. The banks wants 20% of LTV what leaves me little to no money for any repairs. I am a contractor. Looking for help I do not want to fail before I get started.
