You can try Sierra Builders - located in Reno. They are a GC. But might be willing to work with you.
They also have a Container Home business under their umbrella. If you don’t have the modular units, I’d recommend asking them on their options. They have some cool stuff going on

The ideal situation is to have an LLC for each state you have properties. From there, the number of houses with the LLC can vary. It's not about house, it's about equity (cap at $400k of equity per LLC). In time, that should build so things may need to change.
You pay the LLC cost within each state. Not California's cost. So, NV at $350, WY at $39… (I'm not sure about exact costs).
Regardless of the LLC set up, you also want to get an umbrella policy. That's even more critical.

@Thomas Chen - is a ridiculous set up. If you have desire to reduce your water bill, then do it. But if you are doing it for conservation, ignore it. It’s about permitting new building and needing water allocation.

@Jacob Maes - I’m not sure of exact building cost in Dallas, but I’d guess you’re looking at closer to $150+. Regardless of “not so good area”, you are still dealing with supply and demand of both labor as well as materials.

College Station - flag that area to revisit in 4-5 years once inventory stabilizes. It’s an attractive market.
Greenville and just south of that Caddo Mills: you can still get great houses in the $190-$225k range. Cash on cash (taking into all variables) can get you 7%+/-, but that will increase to 15% in just a handful of years.

@Johnson T. - if you are open to venturing outside DFW (north) and look northeast to Greenville (red hot) or Caddo Mills (just outside Greenville) you can find cash flowing properties in the $200-$225k range. I closed on one there last month and meets a 8% cash on cash when applying the variables you listed.

@Camerron Feagin - I just lost three appeals to an appraiser. I wanted him to go outside a two mile radius as the comps were extremely comparable. He wouldn’t budge. He stuck with nearby houses (blocks away) that were 9-15 months.
This was North of Dallas.
