@Bashar Salah What I can recommend for leads is this: 1. I would do many lease listings because they are easy to get, and the connections down the road are very important because those people will want to buy a house at some point! 2. Hold many open houses and have them right down there information if they are real buyers/sellers. 3. Obviously using google/Facebook ads never hurt 4. Be in a brokerage that provide you with opportunities like lease listings and or chances to hold there open houses I would highly recommend doing many lease listings for opportunities down the road. They will all come back to you!

@Jaron Smith I would check with a few contractors to see if they can scrap it off and repair the wall behind it. I would get a few quotes because big stone removals like this can add up quickly, especially with the needed repairs on the wall under the stone.

If you think you could lock a lower interest rate before they raise them in December on the 3 family house hack, then I would definitely sell now. But if you think you can’t get the deal together before December’s increase in interest rates I would recommend you wait until January when we are more confident on the markets direction. Moving into a 3 family while house hacking is a fantastic idea, but it’s all about trying to predict the market and I think waiting until January is the best bet due to the markets unstable nature right now. Just my personal opinion, but there is never really a right or wrong answer on when to invest because the market is impossible to predict of course.

@Dimitri Gregorio I am currently 16 years old and I love to hear the drive you had at a young age. As of the last 2 years I have read, listened, and studied all the real estate information I possibly could for my future as an investor and broker/agent. In the upcoming months I plan on interning at a real estate brokerage to gain connections and first hand knowledge in the business as early as possible. @Michael Totino Online ads (Facebook, google adwords etc.) The best way is good connections with wholesalers because they can get you fantastic deals if the connection is there. Find wholesalers through real estate meetups and social real estate events. You can find wholesalers on BiggerPockets in your area as well.

@Dung Nguyen Usually homes sell best during the summer because people have more free time to move and navigate there living situations. Also with the the rising interest rates I think this will cause some fluctuation in the market which will cause some people to downsize to a condo. Honestly, I would give it some time because apartments and condos may increase in value due to housing changes but you should definitely talk with some more agents for there personal opinion.

@Brett Abamonte I am currently 16 years old and I focus on multi family properties and what I can say is you should find a mentor. I know people say it all the time and it gets repetitive, but it really does help to intern because it will get your name out in the business and it will teach you the ropes. I am currently looking to intern at a real estate brokerage because I want to be a broker in the future but the same applies for investing. The way to intern is find meetups in your area or email investors privately. Lots of Investors would love to have someone that will do a majority of there mundane work to free up there valued time. @Ryan P. Kotschedoff Yesterday I ended up going to 7 open houses and it went very well with all the agents. They were very intrigued with my interest and ambition in real estate at a young age, and I had valuable conversations with them. I got some intern opportunities as well. Thanks everybody!

@Mike M. Thank you for the response! I recently finished reading rich dad poor dad and I am almost done with trumps, “The Art of The Deal”. The idea of sending a thank you note after going to an open house is a fantastic idea, because I am currently trying to get an internship for an agent/broker so it will give me more connections with the agents.

@Brian Pulaski Yeah, I can understand the agents fear of a teenager walking around there clients home because it’s unusual to see, but I wouldn’t invade the sellers privacy in any way like an agent might anticipate.
