Jacob Murphy I'm glad to hear this! Multiple homes on one loan is great idea to pay less closing costs! I read that article you posted too and it's really interesting. I really need to find a portfolio lender like he uses to be able to refinance properties with little to no seasoning. He definitely seems to have a winning strategy that i'll have to look into a little more.

Naveen Kumar Thanks for the response. Numbers are definitely always something to take into consideration. I guess I was thinking all cash because I am considering buying some properties from wholesalers and lots of them like (or even require) all cash upfront. I will take a look at the numbers again to see if they work.

I recently came up with a plan to (over the course of 10 years) purchase multiple BRRRR properties using cash (savings/private money etc.) and I was curious if it was feasible. Here's how it goes in a very abbreviated version.
If you're familiar with Brandon Turners BRRRR strategy in some of his books he talks about purchasing one BRRRR property with cash, waiting 6 months after rehabbing it and seasoning it, and then refinancing. This would essentially allow you to hypothetically purchase 2 properties per year if you did all your numbers correctly right?
My thought is, this is good but, what if after a few years you bought another property using NEW cash (not money from refinancing) and now all of the sudden you have another home that you could refinance in 6 months. This way you could do 4 homes a year instead of 2. You could even do this again and do 6 homes per year etc. right?
I have no clue if this is really feasible or not because I know you will need to have 6 months of mortgage reserves for each property you have in order for the bank to consider giving you another loan plus i'm sure there is lots of other things i'm missing.
Essentially, i'm curious if you can cash-out refinance 6+ rental properties per year.
I would really appreciate any advice or input on this idea.

You can also get that type of funding online too. Lima One Capital does this and you should be able to find them by typing "Lim One transactional funding" into google.

Patti Robertson I was under that same impression as well. I originally misunderstood the definition if Lis Pendens so for a while I thought it meant that the owner was about to be foreclosed on but still had control of the property. If this was true, I thought these individuals would be motivated sellers and I would be able to bail them out of foreclosure and secure their property at a discounted price. Upon further research I learned this was not the case. Thank you for confirming my suspicions.
