I'm a Subto student. This is by far the most I've spent and it's totally worth it. Pace produces more content than I could ever consume. Usually 20-30 hours a week of zoom calls. The best part about it is that it's not only subto, but wholesale, fix and flips, buy and holds and creative strategies. He brings in SMEs as well such as insurance and CPA. I had an out of state deal fall into my lap, but the family at Subto helped me get it done and gave me the confidence to proceed. That one deal was 5x the cost of the mentorship. I've also been introduced to a local squad that can always help if needed. It's a group of go-givers and Pace over-delivers for sure.

Hello BP,
I'm wondering if anyone has any tips for sourcing private funds. I have significant experience between being a licensed agent, experienced flipper (30+ 100k rehab budget flips), and experienced wholesaler (50+ transactions). However, I have all of my funds tied up in a passive rental portfolio. I am house rich and cash poor, so I rely a lot of creative finance strategies. I realize that liquid funds are one of my biggest obstacles to doing more business and I'm curious to know how others have raised funds. I'm not interested in talking with my circle as I fear this could make things awkward and I'd rather not talk money. Does anyone have any tips or ideas to suggest? Thanks for the time to respond! Much appreciated.

Hello Bigger Pockets Community,
My name is Ryan and I currently live in Houston and have 4 rental properties. I recently acquired my real estate sales agent license, solely for the purpose of being closer to negotiations and to have more pricing flexibility during purchases as I can use my 3% as a bargaining chip. I am a trained Civil Engineer and GC my own projects. We specialize in adding engineered beams in properties and creating an open concept. All of my properties are buy and hold with long term fixed loans, but I joined biggerpockets to learn more about generating motivated seller leads and acquiring property creatively either via subject to existing mortgages or flipping them to other investors. 1. First rental was a traditional with a mansard roof in My neighborhood when the market was red hot.
2. Acquired via MLS. Found myself and then paid an agent a flat fee to handle the paperwork.
3. Yes, bought for 330,000 on a fixed 30 year. Put 60,000 into it and rent long term for $3525. Not the best cash on cash ROI, but now pays 1k/month cash flow.
4. Thought rent houses should be durable with brown cabinets and travertine. Now I go for white cabinets and wood floor to appeal to larger subset of potential buyers.
