I am in Colorado Springs and I am currently in the middle of a major rehab on a old 4 plex. I have learned a whole lot about how different dealing with 4plexes (which the regional building department defines as commercials) vs single family and so on. Mine was a duplex long ago so it only has two meters. I looked at adding 4 unit meters and a common as well as a 200amp upgrade and was looking at a 10-15k job.

You can private message me if you have any other questions but I have an electrician that I trust and is very good. If you need some references or other advice from my experiences I’d be happy to help you out.

If you don’t mind me asking where is it at and the price? I know the areas and neighborhoods very well down here and could give you some feedback if your unfamiliar.

I pulled up the pending duplexes and I am assuming you are talking about the west pikes peak property?  Are you in Colorado Springs? Message me and ill give you some details on a 4plex that I am working to close on and some other numbers for you to think about on this property.

Sarah I would contact Colin Smith at Solid Rock Realty. They deal with rentals and property management along with most other aspects of real estate. They are investor friendly. I have been attending a REIA meet up they run and they seem like an all around squared away group.
