If you want to wholesale (or do any type of investing for that matter), you HAVE to be on point with you comps and ARV.

IMO, having access to the MLS is the best way for this. Trulia and Zillow will give you sold prices (which can be useful... I like realtor.com app for this), but they will also give you their "estimates" which are totally useless (for fun, read the Zestimate fine print).

Get access to MLS, that way you can get accurate information on sold, DOM, listing dates (sometimes it might say the house only had 60 DOM, but it was previously listed with different companies for the prior 2 years), you want to be able to know which house are short sales, reo's. When you are in the MLS back end, they have agent remarks, which can shine a little light on why that specific property went for the price it did, or lasted the amount of time it did (i.e. house doesn't have proper CO's, cash buyer needed, check agent commission splits and bonuses offered, etc.) Also, the information is much easier to use and sort this way.

Taylor,

1) You could create a map in google maps and just drop a pin at all bandit sign locations.

2)if you are looking for quick overview of the neighborhood, download realtor.com app on your ipad or mobile device. It will show recent sales in neighborhoods.

3 & 4)Evernote - this program will do all that for you. (You can PM me for tips on how to use it best)

5) If you have access to MLS you can set alerts on specific properties. I'm sure consumer apps like zillow or trulia do this... I would waste time with that though. If you are marketing to hundreds of addresses it will be a big waste of time to continue checking if the house has been listed or sold. Most likely if it does, you will be contacted by the seller or new owner and be asked to stop sending them marketing.

I need a little help building a quick and easy macro, and im having a tough time (im no programmer). Basically it works like this:

Sheet 1 is a list of 10,000 property addresses and other info.
Sheet 2 is a template .enex file i exported from evernote.

What I want to do is create a macro that copies the template into sheet 3, then auto populates the info from each row of sheet 1 into a row on sheet 3 with the pre created template.

This way I can make my 10,000 properties individual notes to be uploaded into evernote.

I can pretty much create the macro to do one template, but I dont understand how to look it and make it go through the entire list from sheet 1.

Any help would be greatly appreciated.

@arthur banks I think getting licensed is the way to go. You will always have all the info at your fingertips, and it is much easier getting access to properties. This way you never have to depend on other people's schedules/decision making.

Hey everyone,

After a few years in the real estate business, and a few months of reading through these forums I finally decided to join up and get involved. I have already learned a TON from all of the people who post on this site, so thank you.

I am primarily interested in wholesaling deals or rehabbing my own projects. Eventually I would like to buy and hold.
