What does everybody charge for late rent in Des Moines? According to home inc. the max you can charge is $10 a day up to $40 per month. That seems pretty low. When I lived in an apartment about 5 years ago, the day after it was due it was like $30 then $10 per day until it was paid.

Tracy Streich good point about getting permission. I will talk to my realtor and have her check with the sellers to see if they are good with it.

Hey guys. Just had an offer get accepted on my first ever rental property. Closing date is mid October. We have an inspection to do but it was built in 2005 so I don't think there will be anything that will change our minds. Should I start advertising the rental available for November 1st knowing I won't be able to show this until mid October? Can I even do that legally?

Hey Kyle,

While it is great to explore other options at the end of the day you have to go with what you feel makes the most sense for you. 

I am in the same boat as you and have chosen to focus on SFR for my first rental. I fully expect to make some mistakes on my first purchase and I feel I can better handle those mistakes with a SFR. One tenant to deal with and learn what works makes more sense to me.

I don't know if I would worry about that aspect of not having a basement. Think of the thousands of people in apartment buildings that don't have a basement to go to.  More of a concern for me would be the lack of the added storage an unfinished basement gives to a tenant.

Just a little error in your math.  650-447.5=202.5 not 252.5.  Still a good number though.

Ok well I take what I said back.  I asked my wife and she remembers the story about it.
