There is also a balancing damper in the duct work. Usually you can take the register off and stick your hand in there to adjust it. Check that and also verify that you are for sure feeling cold air. Sometimes people think it is blowing cold air when it is really not blowing air at all. Now if it is for sure blowing cold air then I am guessing you have a disconnected piece of duct work. Luck for you it should be a simple fix no matter what.
David Brenneman did you do a walk through to asses the property? I don't want to have a situation where a year from now the tenants who stay say damage is from the tenants who left.

I don't know of anything that will tell you how much each tenant is using. I think you will have to install separate systems unfortunately. But obviously talk to your HVAC contractor.
Hey everybody, I have a rental that has 3 tenants. A couple and a friend. Well the couple is now pregnant and they want out of the lease. The friend has 2 friends that they want to take the place of the couple on the lease. What is the best way to approach this situation?

From my understanding a HELOC is still tax deductible if it is being used to buy rentals. It isn’t deductible of you are using it to pay off credit card debt or to renovate your primary residence.

Just wondering Kally M. You said you aren’t local. Then do you use a PM? They should definitely be talking to you about market rents and if they aren’t then it is time to go looking for a new company.

For me the #1 way I collect rent is through #1 cozy. #2 is check. If you don’t have a bank account then I don’t want you as a tenant. Maybe that line of thinking will change someday but that is where I am at for now.

Try to plan multiple showings at the same time. It gives potential renters the sense that the property is in high demand. This has worked amazing for me.
Sohrab Ansari you seem to have plenty of financing so really you don’t have to look at BRRRR. You could look for something that is rent ready to get that first property under your belt.
