I am closing on my home soon. I signed a contract to rent for a year and will net 14k from the sell of my house. I've always wanted to get into real estate and start a portfolio of houses. How do I get started with the money I have?

Thank you for the response. I agree with what you said and will look into it more but as a single teacher, despite having 19k, I am only qualifying for loans up to 225-230k and that's not near enough to buy a multi unit house. That would costs around 500k or more I'm sure especially in Las Vegas.

Thank you. Honestly I don't know any temporary places to stay that's only for a few months. Most leases are 12 month that works with my location and budget I'm looking to spend but I definitely see your point in getting in something again before the market goes back up.

I am closing on selling my first home in Las Vegas in a week. My plan is to rent for a year and buy again. I have a roomate that will split rent and help me save money for a year.
In the mean time I will inquire about 15-19k from selling my house now.
I want to invest it back in real estate for when I buy another home with it but I don't know what I want to do. Whether I get a townhome or condo which is in my price range. But I want to invest my money and try to get in the game or renting out houses eventually.
What should I do with this fresh start of 19k for a newbie wanting to pursue building a portfolio and renting over time?
Any advice is welcomed!

I am wanting to start real estate investing. I currently own a home and am house hacking having roomates live with me to pay mortgage. I am saving money for a second property and start renting it out. My goal is to save about 10,000 for a down payment towards the end of the year and start looking for that 2nd property. Any advice you guys have for me on getting started? I just want to start renting houses/apartments out and build a renting portfolio. Looking for some advice, especially in the VEGAS area!
