Cashing out that appreciated equity could also mean refinancing now and holding both cash and the properties into the future.  Your cash flow will of course tank but with a fat bank account who cares.

Edit: I agree with your conclusion overall.  QE infinity and fiscal shenanigans have consequences.  All financial assets seem overvalued and highly risky.

Disclosure laws vary by state and often the drugs manufactured in the house.  For example Meth may be different than a grow house.  Know your laws before you purchase.

Yes, but there are referral brokerages that specialize in this without the high fees or association  requirements.  This is a great option for licensees wishing to keep active but not desiring to work with listings and/or clients.  Typically though you will not be able to earn a listing commission to include your own properties (you can negotiate a referral fee for your own properties though).

I can put you in touch with my referral broker if you would like.  He is licensed in CA and elsewhere and has been easy and professional to work with.

Most large brokerage houses like Fidelity or Schwab offer this; it is just another account type to them.   It is your responsibility to know the rules for employee vs. employer contributions (both come from you) and other intricacies.  By the way, the solo 401k is not the only option for self-employed, tax advantaged retirement savings.

I imagine on this forum you will find vendors offering self-directed solo 401ks if your intent is to go that route.

Kevin, recommend you provide more information on your situation.  It is not possible for others to provide sound advice without knowing if one of you (or both) work W2 jobs, what your real estate aspirations are and whether or not one of you has a natural interest in real estate and would like to become immersed in the profession.  

It is very possible that neither or you should or need to be licensed.

Make your wife happy first or you will regret it. She is not being unreasonable.

But, in addition to using a low down program like FHA, you can select a home that will make a good rental down the road.
