@Esteban Camacho while I admire your determination, are you sure this is what you want to do as a first deal? There is nothing wrong with just acquiring a boring 3/2 SFH that needs updating in a decent school district and has clear title.

Has anyone used a registered agent service for their LLC? I currently use an attorney as my RA and am looking for other, less expensive options.

I am not physically in Texas right now so can't act as my own RA.

Eric,

Being licensed is a great idea even if you only use it occasionally. The trick is finding a sponsoring brokerage that aligns with your goals.

Please message me if you would like an introduction to my broker. They are not one of the "known" names but cater to investors who desire to use their licenses for their own portfolio and sometimes list real estate for others.  They are active in your area.

@Logan Sherwood Getting your RE license to learn and earn is a great idea.  Traditional RE such as listing homes etc. is pretty tough but the experience invaluable even if it only teaches you that you don't want to be a traditional RE agent.

You seem really determined -- go after it my friend.  Keep us updated.

@Don Konipol Concise & valuable posts like this are why I keep coming back to this forum.

@Logan Sherwood you need some juice.  Get another job and save as much as you can.  Read the Millionaire Real Estate Investor and others like it.  Low down strategies are possible, but you will never regret having a cash cushion to help with the many unexpected situations that arise with real estate.

Consider your state's pre-licensing courses (you don't have to take the exam if you don't want to be licensed) or just complete some free courses at @Bill Gulley's website (search for his name...I can't link it) Good luck!

I agree with @Fred Heller.  There is something dissatisfying when refinancing and adding thousands to your principal.  Sure, you can pay closing costs in cash, but with only 8 years left on this loan, wouldn't it be better to just use that cash to accelerate your payments and end up with a paid off property sooner?

I am happy with my TX brokerage.  They are investor oriented and I wouldn't ever consider any other place to hang my license.  I am not sure if I can advertise them on this forum but happy to share via private message.
