@John Teachout  when i started out i wanted full turnkey and columbus do not have any full trunkey companies similar to Memphis. (fully managed by great PMs)

Have a great fulltime job with good pay and benefits - After investing in multiple states (8 units in total) (full turnkey) hit a plateau ( 1% rent rule, 9% PM fee, rent ready expense which offset your yearly ROI :) :) ) and the single family deals do not excite me anymore. would like to know from community members who hit similar scenario and how did they get out of this situation and scaled-up.

hands down debt free.... the thought of paid off houses excites me!!! congratulations on your milestone.(Debt free retirement) if you can share your wisdom on how you started and how you got there...would help and encourage others too.

@ Masood - I would say fresh capital to scale your investments is the most challenging. buying your first or second is easy. But when you need that 20%  of 400k (i;e around 80k to close the deal) to buy a fourplex.

@Randy Ching Norada real estate can connect you with lots of turnkey providers..I did work with them and so far so good.
