Thank you all for the perspectives. I can tell the tenant is overly eager and only has a 'contact' at a job location here. I think I'll be able to reject the applicant due to not having a job in the new location.

I have a tenant application from out of state. They have current income that meets the 3x requirement. but no new job lined up..

(they haven’t even seen the place or asked any questions about it, which I think is a bit of a red flag)

Can I reject this applicant since they don’t have a job lined up? I’m just not of legal ramifications on that...

(They mentioned starting their own restaurant but I think we all know the success rate of that venture. )

Ya let me know, I'm trying to decide if I should start a meetup in the area, but that might be for a while yet. 

I invest in small multi families, 2-4 units for now. But I'm hoping to grow from that but I want to make sure the growth is organic and I'm a bit conservative so I'm taking it slow. 

I have family out in Longmont so I come out there sometimes as well. But your market is definitely challenging. It's been a bit tight here, especially in Rapid City. Feels a bit inflated, but there are always opportunities (value add and such) 

Working on the CFP currently, been in the business for about 8 years.

That's good advice, I will check closer into that! I was originally thinking for traveling nurses and such since I live near the hospital, but good to take a better look and see what's already in the market.

I purchased my first duplex just over 6 months ago, and my tenant's lease has ended (I started with a 6 month lease for a friend). 

Now that the tenant is gone and I'm just about to get married! (Yay!)  I will have more furniture from my fiancee. 

So my questions is- Should I try to rent out my unit as a furnished apartment? Is anyone doing this or have any experience or pitfalls I should know about? (Will the ROI be worth the extra effort)

Hello all, 

After many hours listening, reading, and saving. I'm ready to make my first deal. 

I want to purchase a duplex that I've finally found where the numbers work. Here's the quandary:

My father will be retiring and will come into a end of contract bonus, they don't really have any other investments and he's talked many times about wanting to invest in a home with me... 

I can afford the down payment on the property if I do it myself, and I think it would be a good first property for me. If my father comes in, he could probably pay for it outright. 

So, should I just invest in it myself? Or should we partner together. If we partner what would that look like? If I put down 20% and he 80%, would we split the cash flow to those percentages? If we do that then I'm not really leveraging my money and am just using it as a more "traditional" investment. 

Any thoughts or experiences would be appreciated. Thanks all!
