Looks like you've got a good plan of action.

I had looked at Albany to invest but decided on Trenton as it's closer. 

The numbers look reasonable to me. Did you use the Rental calculator?

Is there an annual permit fee for rental units in Albany?  

In Trenton it's between $115-200 annually. Minor but I like to account for everything.

@Sarah Lorenz I'll check it out. Affordable small housing communities that are designed to attract more aesthetic minded, higher income renters could overcome stigma that it's only for poor or low-class.

I've been thinking along these lines myself. I think there is a following for people who want to live with less stuff and not have a huge mortgage/rent to tie them down. More freedom to live. More people seem to crave community living w/ like minded people. Having big homes that require long hours and long commutes do not leave you less time to know your neighbors or community. Filipe, thanks for sharing! I'm in process of acquiring a short sale SFR, trying to get a team together to do a flip. I want to get some plans drawn up but most architects I have contacted in the past are very costly. They usually want to steer you into bigger budget or their own vision. How can I get architectural help and plans on a budget?

I'm also in process of cash-out refi of 150k to finance a short sale flip or a buy and hold if I can get a zone variance to change SFR to 2-Family. Thought this might be an education in itself. Anyone have experience on how to get zoning board to rule in favor? I'm attending a hearing next month for someone else trying to do this same thing.

I wish I had been so savvy at 26!
