I was wondering if there are any of you out there that are/or may know of any realtors in the central New Jersey area specifically Marlboro/old bridge area.  Looking to invest in a smaller multiunit property if i can get my hands on one.  Any contacts, leads, or pointers are well appreciated.

Hello BP! I'm a newlywed that just made the move out to the marlboro / freehold New Jersey area and looking to gain some advice and potential business partners on a multiunit or SFH in the area. I know there are a. Inch of grants and perks for first time home buyers in NJ I was wondering if anyone had any info regarding these and are there any other potential investors in the area to bounce ideas off of? Any local real estate agents that have listings near the area is always a plus too! Look forward to hearing from you all!

I am looking to buy my first property.  I am looking in the central/north jersey area that is still commuter friendly to NYC.  I am looking to use the property as a rental in a few years (3-5) afterwards.  I am debating between a townhouse and a condo.  I was just wondering if anyone knew which would be better at retaining value, easier to find a tenant in the future, ability to sell if need be.  Thank you for all/any advice!

hello BP community,

I was wondering if any of you out there know of any resources or websites to find multiunit properties (primarily in New Jersey).  I've tried loopnet.com as well as trulia/realtor/Zillow but these are more for single family homes not really multiunits or duplexes. If anyone has any tips or pointers I'd appreciate it.

Thank you @Nuhan Demirkan.  What is the usual cap rate you would accept?  I'm sure this number would change if it was an all cash offer.

I came across a potential deal on an internet listing.  I have been trying to run the numbers and do research and trying not to let emotions take over.  If I could have a fresh set of eyes look at it as well for some input I would greatly appreciate it!

looking into acquiring a buy and hold property, preferable a  smaller multiunit.  I was wondering if any investors had any experience in townhomes vs condo's and which one is more advantageous as far as property tax and other costs for maintaining a buy and hold property.  Thank you for your input!

I'm looking into landing my first deal within the next 6-9 months. I initially wanted to BRRR a multiunit (2-4 units) property but then started reading up on all the legal implications and hassle of managing tenants, dealing with evictions and so forth. I also know the risk of trying to flip a multiunit in a low buyers market like what we have presently and I don't want the property to sit for very long in that case. I wanted to know if there were any new beginners out there or experts that would recommend one over the other (This is going to be in the central New Jersey area btw). Thank you!
