Post: FHA on 4-unit Quadplex in Indiana

Are there any lenders that will do FHA loans on a 4-unit property in Indiana? We are in a situation where 10% down would be fine but the 20-25% required for these kind of deals would be too much of a stretch. The property is currently fully rented and I would be a live in landlord. The selling price is around $225,000.

My brother and I would be on the application..My score is not great but his score is top tier and our debt/income is low.

I am looking at a potential REO in Indianapolis that has been reduced to a very low price because of an order to repair list. (List)

What is the best way to determine and estimate the costs of fixing the items on the list to bring it back to "investable" condition for a flip. If the repairs could be completed for under 15K I think there is a good potential for profit flipping the property and a great return holding the property.

Anyone want to look at the order to repair list and let me know how ugly this may be before I dig deeper? Looking for local advice if possible.

I am sure this will be helpful for many looking to try some rehab projects. What are some key signs that you should run for the hills regardless of how cheap the price is for a rehab project. What are some problems that just cannot be fixed or will be to expensive to harvest a decent return.

I am new to BP and My brother and I are looking to structure real estate deals in the Indianapolis area. I need more guidance on seeking out potentially profitable deals quickly and using listing services and building a real estate investing team. We acquired our first property three years ago in Bloomington, IN and we want to use the proceeds to invest in more rentals and potentially flips. Look forward to great mentorship and advice.
