Hello all, 

 I am new to Bigger Pockets and real estate investing and hope I provide to enough information to get a good response. So here is my question:

  I recently purchased a duplex in Indianapolis. The property needs a decent amount of work and I am doing my best to keep everything within my budget. That being said..the home has one air conditioning unit, one meter for electricity, water, gas, etc. I am wondering what would be the best way to proceed in order to minimize expenses and maximize cash flow. Adding a whole new AC unit seems expensive, I could add a window AC unit, maybe have the temperature set at a certain degree? Not sure. Any ideas? Has anyone has this scenario before?Thank you in advance.
