@Sajjad R. this will depend on wher you are located. While section 8 is a federal program Lcoal jurisdictions run the program and they are not all run the same. Also the tenant pool will vary from location to location.

My experience is that well chosen section 8 tenants are not much work, no more than market tenants. In some cses we get better rent with section 8 and I have been told by a more experieced landlord that his section 8 tenants stay longer and ultimatley are more profitable.

What can be an issue for us is the annual section 8 inspections. They always find stuff that needs to be fixed.

I agree that on Section 8 you can charge more rent, have longer term tenants and I have seen that too. My experience with more than 30 property management companies, majority of the companies were spending more time on Section 8 tenants as compared to other ones. Some managements don't even onboard Section 8 properties.

How would you define a well chosen Section 8 tenant?

I love the idea of laying out a sign in the bathroom!

What is the extra time spent coordinating with Section 8 case workers and following through payments etc specifically for Section 8 tenants as compared to regular tenant paying the rent completely out of their pocket.
I want to see the difference in time spent to work due to being Section 8 tenant.
Thanks in advance @Eric Lightkep!
