Hire a tax appeal attorney. They usually charge a fee of half (or so) of what they save you in the first year. Obviously you don't pay anything if they don't get the taxes reduced. Has worked wonders for me with zero effort on my part. As Ned points out, tax court is where the real action occurs.

Hi,

A partner and I are looking to start a rental property business here in Philadelphia (suburbs). I'm looking for recommendations on a solid RE attorney and CPA that could help establish the most efficient structure for us. One of the biggest goals of this will be personal liability protection. Any recommendations would be greatly appreciated!

I have a few rentals in Charles Village that cash flow quite well. Just spend a lot of time researching areas, screening listings (rents, condition, taxes, capex and repairs, etc), and when you find one that's interesting, don't be afraid to put in an offer! Near Hopkins is not a bad strategy.

I have a small portfolio of 3-4 BR townhouses in Baltimore (edge of Charles Village) all located on the same block. My dad has been managing them for awhile now, but as he is getting older I may be looking to exit. They are really well run and bring in fantastic rent, but I know I don't have the desire to manage myself, and being out of state, just don't want to deal with the hassle of hiring a property manager, maintenance person, etc. Can anyone here recommend a solid broker that could potentially list these as a portfolio? I would want someone with significant experience selling commercial/multifamily units.
