@Account Closed I agreed with charging them rent while they are in the property living . The reason why I don't want to do that is because I am flipping the property and from a liability stand point I will be responsible if something bad happens to them while the contractors are in there working. . Would you pay a hotel for 3 days for them to go there and they delivered the house in " vacant status " while they close on the other house in which it happens to be on the same date I am closing on their house. What would you guys do ?

Hello Chandler,
I answered this thread couple of months ago at that moment I did not want to flip a house due to big capital that involves however I would start by taking your real estate classes and go from there. Having access to such a great information such as the MLS will help you see market trends, ARV and what neighborhoods to target. I would also start saving as much as possible so the financing part will be a lot easier. I recently just got my license and I want to flip now. Having this license gives a big relief in terms of not waiting for an agent to show you a house and write your offer ( You can do all this yourself ) of course this comes at a price but what's easier in life ? I wish you the best and don't ever give up on your dream.

Hello bigger pockets community,
I wanted to thank all of you for sharing such a great information about real estate investing. I wanted to start that I am new to real estate investing. I work in the property management industry for a very big company as an assistant manager. I would like for you guys to share some ideas of the following. I recently just passed my real estate test and now I am searching for a small investor friendly brokerage firm to hang my license with. I decided to get my license for investment purposes (Flips)
