I've been using QB for the last 2 years for Project Tracking on my rehab flips.  Just got the notice that the price is going up again?  If I downgrade I won't get the project tracking feature :(

I"ll be giving a Xero software a try. Thanks everyone for the great post!

I have a four unit in East village coming back on the market. Consist of a brick three flat in the front and the coach house in the rear.  I did advertise it a month ago and bigger pockets I'll post a link a little later

One last update on this great rental property. As soon as we hit the market, I had 17 showings on the first day. As offers came in, we had to stop showings the next day. Multiple offers and my team sold it for for over list price at $462,500. The demand continues due to low inventory in Chicago.

Thanks everyone for the comments. Interior is in great shape. Top floor has older appliances. Mechanicals were updated in the last 7 years so no, I did not add a capital expenditure reserve. Roof was also a complete tear off and I took drone photos. It's in great shape.  It's a smaller building so the last two landlords have self managed with no problems.  We had it for sale last year and quickly had it under contract in 1 week,but to Covid 19,  financing fell thru on the buyer's end. 

We took it off the market with the hopes of re-activating it in the Spring. Here in Chicago we have a shortage of inventory and we are seeing multiple offers. This weekend two of the tenants are moving out this weekend. The will allow a new owner to rent them at $1350-$1550 instead of waiting for a lease to expire and only raise it $50. Great upside in my opinion. There is a corner storefront 1/2 block away that is supposedly bringing Printers Row craft brewery, Starbucks 2 yrs new .5 mile, Jeff Pk Terminal 1 mile. 

We currently have it on the PLN and I'm getting a ton of requests for showings. We hope to have it under contract in the first month.

Hi Tony,

I have a general contractor who is in the Marquette area. Only a few minutes away. My investor just picked up 2 buildings out there and he is familiar with the area. He's done new construction in Wicker Park, West Bucktown and I represented him on flips in Albany Park along with Humboldt Park. I'd be happy to give you addresses of homes he has done. Let me know.
