New to Florida market investment. Looking to build few new 4 plexus in Jacksonville , what are some of the good Neighborhood in Jacksonville or surrounding areas with some multi family and what are the cost per sqft to build and what are the rent average per sqft for 3 bed 2 bath townhouse? And how is the Availability of multi family/land in the area ?

@Brent Reynolds. That sounds like a great idea , but have you looked into the financing part of it since they are manufactured , do the same rules as slab built homes supply or did they fall under different categories?

Hello,
We have been Building some Multifamily out west for few years mainly NM , Tx area 4plexes and 30 units or less/Type A complex and students housing/apartments near major universities 20k plus students.
I Would like to expand into Florida region somewhere near the major metro Areas ( Orlando, Tampa , Miami, Jacksonville), would like to get some feedback from other investors/ builder in the state and which area is worth looking into to build few 4 plexus to start and which city , I have notice there are few lots are still available for somewhat reasonable price still ( i think), what price per sqft the rent is going for in the area for new build ? building cost for single story 2 beds, 1bath ,2 or 1 car garage unit example our area ( between $100-$125 sqft /current lumber prices ) cost of building (not include land) of 4 plex, rent is about average of $1 per sqft/M
Any feedback is much appreciated

@Stetson Miller thanks for info, what’s the main drive of income for the area ? Is mostly tourist or there any other major retailer  in the area ?
I understand prices of lots very based size ,location, ETC. what’s the average range for 4 plex lots in the desirable area Of Cape Coral ?

I am looking to build Multifamily in Florida. And Cape Coral is in our top of the list. But being not from the area.
I am wondering. What rent would you get per sqft for 4 plex with 2 bed or 3 bed with 2 bath and 2 car garage ?
We have been building and getting in NM and TX is averaging about $1 per sqft /MO at cost to build of $125 sqft ( exclude land cost )
What are the desirable neighborhoods in Cape Coral ? With available lands for four Plex type A property town homes type of buildings
