Hello guys, I’m moving to Texas next year and will start flipping business with cash of my own! No lenders needed. And i want to know how’s the housing market there? What are the best cities to flip and invest?

Hello, to all colorado investors help me if you know the answer. 

Has anyone invested in rentals in 80010 zip code? If so how is it going? 

can someone explain the pros and cons of having a partner for a single flip property. Keeping in mind we both never done a flip before but we’re thinking of starting together.

But the residual "passive" income is great. But eventually you will get into several exit strategies for REI. hey! the reason I didn't put 1 and 4 together I because if I buy a condo I'm thinking to buy it all cash! and that sounds like a plan! thank you

I am overwhelmed by all the great (multiple) ways we could start our real estate investing career! 

as a beginner what would be the best way to start should i begin with 

1-buy and hold?

2-rehab and sell? 

3-Brrrr?

4- Or just buy me one condo and rent it out and see how that goes first? 

i need to make a plan to stick with and would love to hear your opinions to help me make my decision!!

As for what to do, be a realtor, make connections, get experience, find off market deals and wait until you find the right one. 300k can go a long way even in an expensive market if you find the right deals. For example find a property that will owner finance to you, put a little bit down, fix it up then either sell it or refinance it




why do you think it's better to find seller finance than bank finance?

man, I've switched 3 companies so far trying to find a good mentor! it's very hard to find the right one. I'm still working on that and will make sure next time ill make the right choice.

I am a 24 years old realtor in Colorado. 

I want to make great passive income and generally a lot of money lol. 

Im open to brrrr’s and flips. 

I have $300,000 in cash 

How do i use this money?? 

P.S colorado is expensive, id like to stay local but if someone has better Ideas and know good cheap states that worth investing in, i will look into that as well!

I am still searching for a mentor but at the mean time id like some help from you guys!

P.S i will have around 200k more in cash. And Colorado is expensive, i think for a bad shape home could be around 280k minimum 

Hello, i have enough cash to buy a clean no work needed condo with one bedroom fro 115k in colorado, i did the math and there is a possibility of 800 bucks cashflow after i pay HOA, PITI, im not thinking of getting a manager since its my first and i can take care of it. Im aware it would not appreciate much because its a condo. I will still have more money of about 200k to start BRRRR method as well?
