Hi @Danny Webber! It'd probably primarily be local market knowledge, like Marlen had mentioned, followed by having the right vendor network to best address any issues that may arise. Definitely worth it to engage a trustworthy PM if you were to go for investing OOS, and make sure it's one that you've vetted well (ask around, read reviews, and ideally meet the team in person too!). Hi @Albert Torosyan! It'll be useful to first think about what your personal investment goals and objectives are, and then from that decide the strategy, which will then lead to considerations about the market etc. In terms of picking the team, asking around is honestly one of the simplest yet most effective ways of finding someone trustworthy and reliable. I'd also recommend meeting the team in person to get to know them as well and make sure goals are aligned!
I'm personally more active in MA and IL, so if these two markets might interest you, I'd be more than happy to connect and chat more!

Hi @Landon Beamon! Nothing wrong with investing OOS, just adds one extra step to consider. In terms of hiring the right PM, just make sure you get to know the individual / team who you'll be working with! Read reviews, ask around BP etc. And even intuition & first impression are sometimes quite good indicators as well - there's nothing worse than working with a PM who isn't responsive or transparent about things. Hi @Alex Otero, starting out is often overwhelming, but the community here is super helpful! Speak to more people, and determine what your goals are. From that point, you can then figure out the type of property / strategy / market that would best help you achieve that goal. In the end, options will narrow down and it'll become much easier to find the ideal property!

Hi @Mary Gansallo! I'd say typically the PM has the contract, and depending on the customer, there are some points that can be negotiated, but normally just minor details on numbers / fees etc. I typically say that asking around is always the best way to vet (e.g. leveraging the BP community), and super important also to meet the team! Intuition is sometimes quite a good indicator as well, and there's nothing worse than a sour relationship with a PM, or simply engaging with one who isn't responsive or transparent about things.
