Why don't you just ask him to run it every now and then? Tell him you'd appreciate it, outside of that, there's really nothing you can do to force him to run it.

You could also use a 1031 exchange if you go past the time limit. If your worried about it and want to cash out, you should sell now. You don't know how long it will take to sell either.

I'm closing on a duplex in a few days and it has a roof that was installed in 1997. The roof looks worn but does not leak. The appraiser noted in his report that the estimated life left was 5 years. What is the best course of action? Should I just replace it now or wait a few years? 

@Lee Brewer Sounds like a BS story to me. I would tell him that you do not have the rent therefore it is late. Set up a Cozy account and get yours tenants on it. It is way easier and there is no chance of losing the rent in the mail or "someone" else cashing it. 

@Brian Barfoot If she's not responding, assume she's not resigning and start advertising. Send her a letter saying you are not renewing the lease due to insufficient notice. I'm sure you'll hear from her right after she gets that letter.

Yup that sounds too high. It would be  $75-100 where I am.

Once it's removed and the subfloor is sealed, don't use carpet again. I'd go with a nice vinyl plank.

I house hack and won't move until I have met my income goals. It's much easier to afford a nicer house when you already have a good income established and it's also much easier to save for down payments if you don't have a huge house payment on a personal residence.
