@Fernando Perez depends on the condition of the home, but that still sounds extremely high.

I primarily work in Gastonia/Kannapolis with my investors utilizing the BRRR strategy and my GC can usually get by right at 20k for an 800-1000sf home OR I can use my handyman and get by with around 10-15k and under. Totally depends on the conditions of the property and rehab level though!

I’m going to step out on a limb and go ahead and say the MF market here is slim as NC is so rural but there are continuous opportunities in SF. Reach out with any questions!

@Josh Deeden have you considered Charlotte, North Carolina?

Personal reasons to live here: tons of amenities, decent weather year round, relatively affordable compared to other major cities, the beach and mountains are only 2.5 hours away etc.

Reasons to build your portfolio here:

Extreme job and population growth (80 people a day), 1% rule properties in submarkets, great appreciation and being ranked the 3rd top RE market in the nation for 2021.

Don’t know if you can tell I’m a native or not... #ILoveCharlotte

P.s they also have a strong tech and banking industry here so that could be another plus.

Hey Chris! Sounds like you are definitely on the right path to determining the ideal investment location. All of these ways to analyze to asses the market by population growth, crime rate, job market etc. are great ways to determine the potential of a market. However, I'd also suggest connecting with other investors/agents in the market to see what's working/not working for them and any specific issues they've ran into so far to give you more of an insiders scoop. 

I'm a Charlotte native, investor and agent and I will say that you will not find a BRRR within the city limits that hits the 1% rule as the rents have just not kept up with Charlotte's appreciation rate. However, i'd advise you to look into the submarkets of Charlotte, such as, Concord, Kannapolis, Gastonia etc. where you can achieve the 1% fairly easily by utilizing the BRRR strategy. These are the primary submarkets I work in with my investors as they have the best returns. Feel free to reach out with any questions about the Charlotte market. Always pleased to share my 2 cents!

@Fernando Enrile have you checked out the submarkets of Charlotte, NC?

With Charlottes steady population/job growth, home price appreciation and relative affordability it’s a solid market to invest in.

Now, I'm not advising looking into SFH within Charlottes city limits as the rent markets have not came near to keeping up with the insane appreciation and cashflow is limited. However, in the submarkets of Charlotte, in Concord, Kannapolis, Gastonia, Matthews etc. there are constant opportunities for generously cash flowing turnkey SFH rentals.

@Alex Babayev congratulations!!! Sounds like a killer deal.

I always say, BRRR is the way. I'd recommend it to anyone despite experience level as it is simply the fastest way to build wealth through real estate! And the thing is, it's not as difficult as most think. All you have to do is have your team in place. Core four so to speak.

You can start here, on BP, searching around to find the REI minded locals in your desired market to build up your team OR partner up with a local agent who is familiar with the process and can guide you through it. As well as, hopefully, already has their on team in place.

I primarily help investors go through this process in my submarkets of Charlotte, NC by having a team of contractors, pm’s, delayed financing lenders, attorneys etc.... and did I mention actually decent contractors? Lol. Definitely the most difficult piece to the puzzle but they’re out there.

It's all about relationships. Anyone, anywhere can successfully do a BRRR as long as you have that core four in place supporting you!

@Connor Mather I agree with Marc, why not expand in your current markets?

I’m an agent and investor and absolutely love what NC has to offer with cashflow, appreciation etc.

Hi Matthew! I actually do BRRRs in the Charlotte, NC submarkets and sell them to investors for under 100k that on average hit the 1% rule. 

I primarily do them in Gastonia where the purchase prices haven't caught up with the growth. Average deal = 75-90k purchase price, 10-15k rehab and around 900-1100 in rent depending on location, size, rehab level etc. Feel free to reach out with any questions about my processes/team.

Here is what the average numbers are looking like for my investors in Concord, Kannapolis and Gastonia. Primarily, Gastonia. 75-100k purchase price, 10-15k in rehab, 110-150k ARV depending on size, location, level of rehab etc. etc.
