@Joe Standley absolutely! Happy to help... When I first started I used purchase and sales agreement and assignments from Facebook groups or from

Google search .... I started sending them to my attorneys to look over to make sure they were compliant with the state that I was (or am) wholesaling in ... I can share the ones I use now but I always recommend having your attorney look over them ... send me your info and i can send them over to you

@Ibrahim Kidwai everyone else said what I would have said, I’ve been wholesaling for 2 years and typically stay away from properties that involve realtors, it can get complicated quickly when you are a newbie (IMO) it doesn’t mean that it cannot be done, it just means you have to ready and prepared.

@J Small when you say can’t / won’t walk away, is it because there is a mortgage for a certain amount? If no mortgage, You can potentially structure the deal as a flip and list or possibly a seller finance deal ... if there’s a mortgage you can offer to do a subject-to...

@Joe Standley for wholesaling your 2 main contracts are the purchase and sales agreement and the assignment agreement .... the purchase and sales is what you use with your seller and the assignment is with your buyer ... depending on the state you are planning to wholesale in, both of these will go to either title or closing attorneys ... as far as tips go, I would say once you start, stay consistent and persistent, look for either a mentor or someone that you can learn from and that can help you through process when you have questions... good luck with everything
