@Chris Green

Welcome to BP!

I find that this is a wonderful source for educating yourself and networking within your local markets.

I love listening to the podcasts, they are entertaining and educational. I also like going through the latest forum posts to see what is on other peoples mind.

Also, make sure to set up keyword alerts to be on top of the latest action within your local market.

Good luck and enjoy!

@Jon Kamantigue

Listen, doesn't sound like a bad way to get your feet wet in RE. $30k is a nice amount to get paid for taking care of a property for a year. I wonder if it might be a good idea to get it in writing. Family can be tricky doing business with, you just have to make sure that your priorities are towards the family IMHO.

Where is the property located?

NYC or Virginia?

Kanwar Sodhi All I can tell you is that here in the Tri-state area, this is a concern for me. I only work with people that I am comfortable with and who have shown me that I can trust them on deals where I don't have full control. If there is a way for the buyer to get around you, and that will help his margins, then unless you are offering him more properties and he sees a reason to continue this relationship he may or may not go around you. Are you getting some indication from him that he is trying to do so? Good luck.

Sherl Bloom Hey I just took a look at the website. I haven't heard of any programs like this before now so I was curious. Not sure if it is available outside of Canada.

You can buy an oxidizer on Amazon. I remember we had a thread similar to this topic previously. Try the search feature to find more advice here on BP. And good luck!

Hey Jon,

Welcome to the BP community. There are a lot of people here that you can learn from. I enjoy listening to the Podcasts and going through random forum posts. Make sure to set up keyword alerts as well, this helps you know if anything is going on in the areas near you. Also, it helps you keep in touch with other active investors in the area.

NY is definitely a different beast when it comes to RE than almost every other market talked about here in BP. Very hard to find off-market deals, and with three different MLS's it can get very confusing. Wishing you success. Let me know if there is anything I can help you out with.

Sam Harris.

I am a realtor based in the Bed-Stuy area of Brooklyn. There is definitely a lot of opportunity for wealth in RE. Even if RE will not be where you make the majority of you money, odds are that it will be one of the places you turn to to grow your money. Feel free to reach out to me if you think I can be of help.

The best way to stretch your money is with an FHA loan. You will only have to put down 3.5%. If you have a spouse, you can go for an FHA in your name and another FHA loan in his name.

Then after that you can go for conventional loans. I think that will depend on the area and what prices look like.
