Daniel , I never did get into liens, was side tracked by commercial notes investing and have done that exclusively. Trying to do deals from overseas starting off was tough and I still learn about liens as well.
Kevin let me know what you're trying to do and I can see how I can help.
I'm in the market for a new car myself; I'm looking to pay cash for it.
I have about 20k set aside for this. Any tips of how to use that for property and still get a car this month?

Go to facebook, Privacy settings, and then Apps from the left hand side.
A list of apps will come showing connections. Find the one for BP and delete it.

30K is just my starting point, I'm mainly looking for stragties where I can use it as leverage rather than a full investment, per se. slowly increase and instantly reinvest the increases.
I would look to avoid options where I will have to hold on properties in that manner. And yes Notarizers are not available for contractors here.

Dawn A. I have no interest in returning to Florida. However, I have no idea where my end destination will be. (the life of a single guy).
The problem with me investing in property right now is trying to do everything remotely. Probably with experience and connections, but starting off it just seems like too much of an unnecessary risk.

Dawn A. I think a good metaphor would be... I would like to take a $30K pond and make it a $50K stream.. Even a $20k stream will be better than $30K which does nothing. But why have a small goal?
Keep in mind I have more money to put towards real estate during the year.

Brandon Turner I'm not going to lie, It IS tough. That's the problem I'm having right now. I can't see, touch, or call any one and that's a problem. I would rather not buy my first piece of property as a condo located in the swamps of Texas somewhere....
That's why I'm opened to ideas that I may not know about in order to get my feet wet. I don't think I have the patience to wait til I return back home to get started.

I'm an investor at Lender Club. My whole reasoning for finding that site was to get away from the low interest rates offered by CD's...etc. I only buy notes due to the limitation of the State I live in.
So far I have about 15 notes I've paid $100-$350 each for. Only one so far have defaulted and I have an average interest rate of about 14% (on paper anyways). The way I see it the money I'm losing from the one defaulted note is money I would have never had in the first place if I'd invested in CD's.
That's how I make the arguement for investing in it even though it's unsecure. However, I'm only in at about $5K. I never had any expectations of putting more than that a year in this type of investment. It's simply a way to not have all eggs in one basket.
I personally would put more attention in hard metals... silver, gold, etc.
Ben Reese I also do some trading on Prosper. Lost is built into their formula which worries me so I tread carefully.
@Jesse I wouldn't touch Prosper's "quick invest" tools with a rocket Launcher. For fun I tried it out just to see what kind of loans they would generate. Many of them seem way too risky.
Even my hand picked ones have a high level of late/defaults. I only have about $3k invested in this site and my returns are still positive so I'm not ready to run away yet. Tread carefully.
Welcome. I was once going after a career in investigations but fell into computers instead. Now I'm new to real estate as well.
