Congrats on deciding to get licensed in February, that's exciting! It is a career that can be very rewarding, but takes a lot of hard work.
It sounds cheesy, but start with your own personal purpose to getting licensed. Then, I would spend some time looking to 2017 and setting some goals for yourself professionally. The first of which would be to get licensed, and get your license hung at a brokerage. If you haven't started interviewing brokers yet, I would do that first while working on your license. Ask them all the question you posed here. You will get varying answers from place to place. Some teams/brokers provide leads to their agents in some fashion, others do not.
No buyer, seller or investor is frankly going to wait for you to be licensed, if they are truly motivated to act. It's great you are thinking of how to attract and generate business, but don't put the cart before the horse.
There are hundreds of ways to generate business. I think it's best to first know your purpose and set your goals - then to build your daily goals around those things along with your strengths. Some people love going and knocking on doors in neighborhoods - not at all my thing, but hey, it takes all kinds. Others enjoy paying for internet leads from one of the thousands of sources in doing so from Facebook ads to Zillow.
For your personal sphere, I would not recommend reaching out to people you know well, or haven't connected to in a while, and asking them for business. It's a quick way out of a friendship. Sadly, it's what a lot of brokerages preach as their main business model. Just find a way to re-connect, be a friend, see if you can add value somewhere in their life, etc. Don't do it for the purpose of generating business, do it because you care about this person, and you want to live a life of giving and adding value.
I'm no 20 year vet myself, and don't by any stretch have all the answers. For every person, the path is going to be different.
If you ever want to reach out, I'm always happy to chat and see if I can help in any way. Just send me a DM! Best of luck getting started!
Hi Shane,
Thank you for the layout plan. It was very informative and helpful. I have a broker in mind at the moment and I'm looking forward to it. Defintely will be connecting with you for more questions.

If you are looking for one of these brokers I would recommend Creative Results. I have worked with both extensively and I feel the owner of Creative will help you more. If that is not a criteria for you, then I recommend getting inside a team at one of the bigger brokers, one that will give you business and training to start. That is not a great long term solution but in my opinion the best way to begin, because you need both transactions and training to learn real estate and if you work a place that give you neither it takes a long time to become good. Message me if you care to meet for coffee.
I've met with Creative Results and have heard pretty great things about their training from other Agents compared to the other Brokerages. My co-worker is the sister of one of the Qualified Trainers and I will be meeting with them next week to discuss more about what they can offer new agents. Coffee sounds great!

Hello Biggerpockets community! My name is Youa Yang, but you can call me Sammie. I don't have much background in real estate but I am quitting my job of 10 years to take charge of my life as an Real Estate Agent!! I am a mom of 3 and currently a student finishing up my bachelors. I will be licensed in February at the latest and still looking at brokers to be licensed with.
My goal in Real Estate is to become a investor in the long run after acquiring the right skills and knowledge to help me be successful. I have confidence in my career and excited to be a part of this community.
I came to join this community after I ran across an article about forming an LLC to help reduce taxes. It provided a lot of great information and I decided to sign up with the site to help guide me in my career change.
Since making my decision to come into this field, I've researched, YouTube, and read so many articles about this industry daily, that I love it more.
I love meeting new people as well, so please feel free to connect with me and save me to your network. :) I look forward to learning about RE/REI from all you.
