I'm a newbie investor who has educated himself through books. REIA meetings, and Biggerpockets podcasts and blogs.

I've been able to save up $15K and I am ready to take action.

I am interested in two niches specifically.

Wholesaling for instant cash flow and small multi-family/single-family for appreciation and long term cash flow. Then finally apartments.

I am in the Houston market which is on fire right now

My question is for seasoned/experienced investors. What would you do if you had $15K to invest?

I'm based in Houston and I'm wondering Is there a way to get a list of all the duplexes, triplexes, and fourplexes for a neighborhood/subdivision? 

I'm able to get addresses for a neighborhood/subdivision through public records, but I want to narrow it down to specific property types.

Are there any companies that can get this information?

I found a property that I am interested in purchasing as my first investment property. It is a duplex where one unit is occupied and the other unit is vacant (I plan on living in this unit). The property is for sell by owner and their asking for $89K. What is a good downpayment based on the asking price? Other than conventional financing what are other options to finance the deal? Keep in mind cash is limited. Thanks
