@Matthew Perry is right, definitely use scripts -- ask questions to build rapport. "If you did sell your house, what would you do with the money?" Check out some Mike Ferry scripts -- they're for Realtors, but every script starts running together. They're just questions to help build rapport and find motivation at their core.

Thanks! I had a feeling the first one would be the hardest, now im nearing 1k numbers and hopefully this next batch ill get something going. I think my problem was building rapport. While im aiming at tax delinquents I'll definitely focus on improving my speech.

Yes am currently "working" with 2 other investors, they are teaching me how they do wholesale and giving me advice. I go to plenty of REIA's

You are right i did not bother with a rapport because i thought the goal was to be as quick with it as possible.
Most times people don't pick up the phone and i have to leave a voice mail, and then i text them the same message i said in the voice mail, what is your advice upon doing this?

Hey guys, im a newbie, just started wholesaling 3 months ago, my capital is low cause im only 18 but I've been spending about $120 getting 250 calls every week, but so far I've had no success. I've had a couple of numbers respond, (about 5) but they always end with the seller going dark on me not replying to anything to send them. Most of them say "I need to talk to my wife" and then they ghost me.
My usual cold calling script, I say "Hi my name is sam and I'm just wondering if I could buy one of your properties"
Could you guys please help me out and point me in the right direction?
