@Jaysen Medhurst thank you for the thoughtful post. A lot to think about.

Hello BP Community,

I have a two-family and currently live in one unit. The unit I live in has the oil burners (controls heat and hot water) and electrical boxes for both units. The oil burners require a bit of attention. During the winter on a weekly basis I have to vent them, especially the second unit's, and refill with water. The dilemma I am facing is when I move out and rent both units how do I get the tenants in my current unit to vent and refill both tanks, especially for the unit they are not renting.

I do have a side door to the basement that could allow both units access to what they need. The issue with this is the basement is fully functional and a big selling point of the first unit.

Another potential solution is getting an oil burner that is more efficient and auto fills. The problem with this is it is very costly. (Greater than $7,000)

Even in the second scenario I need to grant access to both renters for emergency situations such as needing to reset the electrical box or needing to reset their oil burner.

Thanks,

Sam

Hello BP Community,

I am currently trying to close on a property in the Boston metro area. We signed purchase and sale on the 13th of February, two weeks later I was informed that there were issues with the title. The house is being sold by an estate and it was discovered by the title company that the father did not properly leave the title in his will. I am now being told that we will not be able to close until May 7th, 60 days, which to me seems excessively long. Talking to the lawyer reprenting me she does not seem to think that 60 days is unreasonable or that there is any thing we can do but wait. What actions can I take to expedite this process. I am happy with the property but very frustrated that it's going to take an additional 60 days to close. What actions can I take to expedite this process?

Thank you,

Sam

@Charlie MacPherson thank you for the advice. Especially about the laws. In your experience what have you done to stay on top of this?

Good evening,

I am Sam Brand and I am the newest member in the Boston, MA area. I am new to Boston and also looking to start investing in multifamily houses. I do not have any real estate experience other than reading the Ultimate Beginner's Guide and listening to a few of the Bigger Pockets Podcasts.
