I am offering a second mortgage on my home in Northern Virginia. I don’t need to worry about title insurance. What would I need to do to record that there is a second mortgage (from a private lender) on the home?

I have a property in Northern Virginia, more precisely Woodbridge. I am currently utilizing RPM as my property manager. They are good, but I feel as though they spend more than necessary. For example, sending out a plumber when a handyman would do just fine for a simple, non-urgent issue. Is there a property manager who manages well, writes great leases, has great digital tools, but also utilizes critical thinking when managing?
