Hey Everyone! This is just a heads up to anyone who uses Zuluscape as the property manager, I have been using this company for almost 3 years but slowly there quality in management has declined. Most recently they had just finished fixing a mold situation in the bathroom which they guaranteed stayed under my escrow limit and that the matter was resolved. But after I notified them that I would be switching over to another management company I was suddenly hit with a charge of over 400$ for "Additional Repair Work" without a breakdown of how this charge came to be and without an Invoice. Its charges & situations like these why I have chosen to move on from Zuluscape to other more professional companies who can communicate & handle situations like these properly. Just felt like posting this to anyone who has been considering switching from Zuluscape to other management companies.......I highly recommend it.

Hello everyone! I have had a property in Indianapolis for about 3 years now and I have been considering switching property management companies. Hey Everyone, Im currently in the process of purchasing my first turnkey property located in the Indianapolis Area. I'm just looking to see if anyone who owns properties in that area knows which insurance company offers the best rates...Any and all input regarding insurance coverage of properties would be beneficial for me. I'm currently scouting different states for my first turnkey rental property to invest in. That being said I am doing the necessary fact checks I need to make a sure I do it right. I have being scouting areas such as Memphis, Tennessee/ Kansas City, Missouri/  Indianapolis, Indiana & Birmingham, Alabama. I know the weather in these area's can be prone to tornadoes, Hurricanes etc.. which is why Im a little hesitant to invest here....Does anyone who has already invested in these areas, have any tips or direction for what my outlook should be when choosing to invest in these kinds of areas?

Hey, I'm a young adult who has been studying up on turnkey properties and the pro's and cons of owning one, studying the various markets that offer said properties and so on. Overall I'm focused on acquiring one but I would like any advice for those who have already owned a turnkey property if its a overall good ROI investment or not. Any and all advice is appreciated.
