I am planning to invest in Indiana from out of state on a rental property or flip. I have been advised to look into Michigan City. Please advice based on experience on which city/zipcode with strong rental I should consider.

what kind of addendum or special stipulation should be included in a purchase and sale agreement/contract to protect the buyer's earnest money in case you don't get funded within the due diligence period/closing?
