With the $300k you could cash out either thru sale or HELOC you could go out of state and buy 10 properties at least that would cash flow $200-300 a month minimum. I say cash out your equity.

 Hi Adam-

Did you ever move forward with a local Turnkey provider? If so, what was your experience, I look forward to hearing back. 

 I did not go turn key. I decided to buy houses and hire our the rehab. If you have the time and people in place this is the way to go. You are getting into the property with much more equity than you would buying turn key - the premium they charge is not worth it in my opinion.

What happens to rents nationwide if the economy tanks? Will they go down by 20%, 50%? I'm looking to get back into the buy and hold for cash flow game in multiple out of state locations. I'm curious rent deflation risks I should assume given that I believe we are headed for a serious economic correction globally. Thanks!

If you are a cash flow investor what would be the best way for me to get to $100k/yr in income in just 4 years? I'm asking for folks that have actually achieved similar results to reply. If you haven't achieved similar results I welcome your comments as well but what I'm really looking for is social proof that my goal is realistic. Thanks!
