Historically as interest Rates just begin to rise prices rise because People feel theY won't be able to afford homes at the higher interest rates. This goes counter to economic theory but how it actually works.

I am talking about prefab man made quartz. I am assuming it can be shipped as I have seen prefab quartz shipped to stores. And everything is shipped today.

If I flip a property can I put of paying capital gains by doing a 1031 exchange and buying a new property to flip within 45 days?
Secondly, if I do this for two years will I be taxed at the long term capital gains rate of 15 percent?
