How much sweat equity should I give to the contractor who helps me fix the property and manage the entire work from project management to actual labor?

I bring the deal (wholesale or foreclosure), pay 100% for property, material that goes into rehab, His portion is only labor.

I basically hand over the keys to him and get it back when we list.

I pay for selling and closing costs both on buying (if needed).

I will be a remote investor

Looking for Lenders and Mortgage brokers who can help a Canadian Citizen/resident investors to

• Refinance existing properties (These are fully paid there are no loan/lien on it)
• Provide mortgage/loan for new properties

These are rental properties in US.

Can a limited partnership buy real estate in all US states or do we have to create a new structure every state or at least register the (general partner and limited partnership) in each state?
