A friend and I have started following the Smaller (single-family type) residential type assisted living facilities that are in residential areas. Our target is Ohio and Texas or even nearer but outside of bay area (too expensive).

We wish to restrict ourselves to owning the property and lease the operation to experts. Where and how do I find them? I have googled a lot already. 

Is it worthwhile to stay focussed only as an owner of the property? We don't have the skills to manage the care facility even with the right employees.

How much sweat equity should I give to the contractor who helps me fix the property and manage the entire work from project management to actual labor?

I bring the deal (wholesale or foreclosure), pay 100% for property, material that goes into rehab, His portion is only labor.

I basically hand over the keys to him and get it back when we list.

I pay for selling and closing costs both on buying (if needed).
