Hi, Christina! I live in Sierra Vista, AZ and began learning RE investing in early 2015. Since then I've flipped three homes (this is not investing - it's a job). I was initially set on owning rentals, but have re-focused on holding notes. There are much more seasoned and savvy investors on this forum, but if I could give one word of advice, it would be to find a mentor to learn from and avoid spending big bucks on one of the many very expensive programs available. I took that route and in hindsight regret doing it. If your goal is to move back to Tucson, I know a great mentor there. As far as suggested reading material, it's hard to say. It depends on how you want to invest, how much time you want to spend with it, consideration of your particular skillset, and a few other things. With real estate investing there's no shortage of gurus claiming to have the "next big thing" or "the thing you can't afford to be without". I recommend finding free or inexpensive material that describes the various ways to profit from real estate in order to get an idea of what you might want to focus on. Then focus on that one thing. As I alluded to above, the term "investing" is loosely applied to many real estate activities that don't really meet the definition. For example wholesaling and fix-and-flip are forms of earned income, not investing. Not that these aren't legitimate activities to profit from real estate, they just don't meet the definition of investing. They can be extremely time-consuming and involve some sustainment costs. If you don't have a lot of time, they may not be the best activities for you. It's important to consider whether or not a particular activity fits your strengths. Wholesaling, for example, requires good negotiating skills. If this is something you're not great at, it may not be a great fit for you. I hope this helps a little.
