I would not get rid of both tenants at the same time! If you do that, the property is not generating any income! You can raise the rent on one side first if they go for it great... if not let them go. This would give you a vacant until to upgrade if needed and relist... then repeat. Good luck!
In NC you do not need their permission to show the place, unless it's stated specifically in your lease.

No, we did not occupy the SFH as we already owned our primary residence prior to purchasing the rentals. We did purchase the rentals with tenants in place though.

My husband and I moved our family to the Charlotte area 5 years ago from New Jersey and love it! We have a couple single family rentals, but have been on the hunt for a few duplexes.... there is just not much on mls right now. I wish you luck!

Agreeable gray, repose gray and mindful gray by sherwin Williams are all great neutral colors.

That is not true... we are currently getting a mortgage for approx $52k (Purchase price $64,900) Wells Fargo's closing costs were high so we went with a smaller local bank. We have excellent credit and this will be our 3rd purchase.
