Hi Ben,
If you are doing a traditional closing, the seller pays the prorated taxes at closing, but everything is negotiable! And chances are that if they haven't paid their taxes, they are also behind on the HOA dues and maybe even skipped a payment on their mortgage. If it looks like they are getting close to actually losing their home to foreclosure, you could try to save their situation by offering to pay all their bills and take over the mortgage payments if they'll sign over the title, commonly called "subject to" and totally legal.

So I won this bidding war by offering cash, but I don't really have enough to close, so I'm borrowing from the IRA to do the deal. I wanted this house because it's right up the street from elderly mother-in-law. Now, as a realtor, I'm privy to another deal up the street that would be a great rental. Thinking that if I could get a loan on the one I'm currently getting, I could put a down payment on the other one and have both. However, I'm finding out that in Texas banks won't lend money until title is held for at least 6 months! I'll take out my initial Roth investments if I have to, but if there's anyone out there that would love to lend me the money to span the gap and have the first lein on a home that easily appraises for over $200k and a LTV ratio that's 50% or better, please reach out to me so I can get both homes and rent out one of them. Any advice on this would be appreciated.

Closing on a property at the end of the month and need to have the foundation repaired. I've heard that if the property is not occupied it's much cheaper. Can anyone recommend a company that can come on such short notice? We're planning to move into the house on the first.

Hi Veena, no worries seems there is an event happening every other day around here. Planning to go to the big Jet Lending event at Redneck Country Club on Wed evening (free food and beer!) You can sign up for your tickets by going to their website. Another one I'm hoping to attend is at the Westchase Hilton on Thursday evening with Right Path Real Estate.

Hi @Brittany Villamil are you also with any local REIAs? I am on with RENC (Houston REIA) and I've collected contact info as people post offering to lend money. IM me I'd be happy to share with you what I have so far. I'm also a realtor and can look at recent sales in the neighborhood for you.
