Hi Y'all,
We have a 4 bed 3 bath, pool home 6 hours away from our home that we are hoping to turn into a short term rental. We have had plenty of experience with long term rentals, but are wet behind the ears on this.
Here are some things that I need help to resolve:
Which furnishing textiles are best for durability ?
How to vet prospective tenants?
Does anyone have a short term rental with a pool? PLEASE provide me with tips
How to check if the cleaning crew did their job properly from a remote location, I was thinking of having them take a live video before payment...
which remote door locks and thermostats are most reliable?
If you were able to start over, what would you have done differently? I am scared but up for the challenge...

Hi Michael!
we are in the process of replacing the carpeted bedrooms for waterproof vinyl plank flooring (I have it in my own home love its quietness and soft walkability)
we are thinking of furnishing it with high-end leather living room furniture? I thought it would be the most sustainable for the beach.
A large dining table and the mattresses are the only items we have furnished the home with thus far I really would love your thoughts and your suggestions and of course welcome your advice thank you so much Michael!

Supposing I would use several sites to advertise my short term rental, would someone recommend software to keep all of the bookings on one calendar that does so in real time?

Ok we need to educate ourselves about short term rentals. We have long term rentals but this is a different beast. If you have a book or podcast to recommend that speaks of protecting your interest and tips we would greatly appreciate it!!

I like the idea of having a second home that pays for itself, yet vacation tenants may not have the properties' best interest in mind. Which is the reason I am giving fractional ownership a consideration. I would also like to recoup some of the costs without fully giving up our interests.

So we originally planned to move into the home then decided to keep our daughter in her current school. We have renovated this beautiful 4 bed, 3 bath Pool home on Amelia Island, it's a bike ride away to the beach, 7 minutes by car. Hence we do not want to sell it because even with the renovations, it is a great value with equity already.
We are furnishing it with a beachy theme with the intent to airbnb the place to cover some of the costs. Now I am thinking twice especially since we reside 6 hrs away in another state.
I see fractional ownership advertised on realtor.com and thought that a family who also have a vested interest in the property would take better care of the home than the occasional vacation tenant.
If you have any experience ( with fractional ownership - or airbnb remotely) that you wouldn't mind sharing with us - we would greatly appreciate it.
