@Bill Exeter Had a few questions on the example you provided above... if the seller carries back the $60K note inside the 1031 exchange to serve as the "lender" on the property he is selling, does this then complete the 1031 transaction? Or, would he (or his qualified intermediary) still then be required to go looking for a new property (i.e. not the one he is selling) to purchase/exchange into?  Also, since the intermediary would be holding the note on behalf of the seller then my understanding is that note payments would go to the intermediary (correct me if incorrect).  If the seller needs to access the proceeds from the note for whatever reason at some later date after transaction finalized, can they fairly easily access those funds (I'm assuming withdrawals would be taxed based on amount pulled out)?

Hi @Jennifer Wilson welcome to BP! There is a REIA meeting at the Emerald Coast Convention Center every third Thursday at 7pm that's pretty good. It's called the Professional Investors Guild, and I think it has a nice group of folks who regularly attend.

I would recommend professional looking pictures for your listings.  Investing in great pictures will go a long way for making that important great first impression so that potential renters not only take your business seriously but are motivated to come and see your properties.

@Jessica Chhem Welcome to BP!  If you haven't checked out BP's Ultimate Beginner's Guide, recommend starting there.  It's in the Education section of the site under Guides.  Also, recommend listening to all the BP podcasts... you can set your own pace for how many you want to listen to per day.  I've learned something from every single one... even when the topic wasn't directly related to my personal investing strategy.  The good thing about the podcasts for a new person is that by listening to everyone's experiences you can more quickly figure out which path you like best.

Nice list of ideas @Nick Mertens! In line with your coin operated washing machine... vending machines may be good to throw in the mix as well.  Some properties that have vending machines seem to operate them almost as an afterthought.  But I think if they took it a bit more seriously and operated like a mini-business within the overall ops, it would add a nice pop to the 'other income' line of p&l
